What is this service?
SRCHN.PROPERTY confirms the property details (zone, usage, built-up area, occupancy), prepares the SAS return, files it with the supporting documents, and follows through until the new PID is issued and the first tax is paid.
A new building, a freshly bifurcated site or a converted property is not in the tax register until it is assessed. Under the Self Assessment Scheme the owner files the return with the property details; BBMP assigns a PID and the property starts paying tax. Delaying assessment accumulates arrears and penalty and blocks Khatha and plan-related services.
Why and when you need it
- Why
- Without assessment there is no PID, and without a PID there is no tax receipt, Khatha service or occupancy-linked approval. Arrears and penalties grow from the date the property became assessable.
- Who needs it
- Owners of new constructions, bifurcated plots and properties recently added to BBMP limits.
- When
- As soon as the building is occupied or the property becomes assessable.
