Khatha Mutation

Updating the Khatha after a change in ownership, size or use - sale, inheritance, partition or conversion.

What is this service?

SRCHN.PROPERTY identifies the mutation type, checks whether the property is in e-Aasthi or the legacy register, prepares the application with the registered deed and tax records, files it online or at the ward office, and follows it through to the updated Khatha certificate.

Mutation is the umbrella entry BBMP uses when the Khatha must change because the underlying property has changed - after a registered sale, inheritance, partition, gift or land-use conversion. Most mutations today run through the e-Aasthi portal, but older B-register and manual Khathas often need a physical review at the ward revenue office before they can be digitised at all.

Why and when you need it

Why
An unmutated Khatha still shows the old owner, which blocks sale, loans, building plan sanction and even electricity or water transfers. Mutation is the first thing a buyer or heir should complete after registration.
Who needs it
Buyers, heirs, owners after partition or amalgamation, and owners whose legacy Khatha was never digitised.
When
Immediately after registration, inheritance or partition.

Required documents

  • Registered sale / gift / partition deed or succession documents
  • Latest tax-paid receipts
  • Existing Khatha certificate and extract
  • Owner ID and address proof
  • Property photos and measurements for legacy digitisation
  • Encumbrance Certificate (where requested)

Identity and supporting documents

  • PAN card of each applicant or party
  • Aadhaar card or another government photo identity and address proof
  • Passport-size photographs
  • For companies and associations: incorporation documents, board resolution and authorisation letter

Step-by-step procedure

  1. Identify the mutation type and whether the property sits in e-Aasthi or the legacy register
  2. Assemble the deed, tax receipts and Khatha records
  3. File the mutation application on e-Aasthi or at the ward revenue office
  4. Respond to any inspection or document query
  5. Collect the mutated Khatha certificate and verify owner details
