Khatha Amalgamation

Merging two or more adjoining Khathas into one after plots are combined under a single owner.

What is this service?

SRCHN.PROPERTY verifies that the plots are adjoining and under the same ownership, prepares the amalgamation application with both Khathas and the combined measurement, files it on e-Aasthi or at the ward office, and follows it through to one merged Khatha and PID.

Amalgamation is the reverse of bifurcation: when adjoining plots or units come under one owner and are to be used as a single property, the separate Khathas should be merged into one. A single Khatha simplifies tax, plan sanction and sale, and matches the physical reality of a combined site.

Why and when you need it

Why
Multiple Khathas on what is physically one property complicate plan sanction, loans and sale. Banks and buyers expect the Khatha to match the combined site.
Who needs it
Owners who bought the neighbouring plot or unit and want a single consolidated Khatha.
When
After acquiring the adjoining property and registering it in the same name.

Required documents

  • Khatha certificate and extract of each property
  • Registered deeds showing common ownership
  • Latest tax-paid receipts for all properties
  • Combined measurement sketch
  • Owner ID and address proof

Identity and supporting documents

  • PAN card of each applicant or party
  • Aadhaar card or another government photo identity and address proof
  • Passport-size photographs
  • For companies and associations: incorporation documents, board resolution and authorisation letter

Step-by-step procedure

  1. Verify the properties adjoin and stand in the same ownership
  2. Prepare the amalgamation application with both Khathas
  3. File on e-Aasthi or at the ward revenue office
  4. Attend inspection if the combined site is verified
  5. Collect the single amalgamated Khatha certificate and new PID
