What is this service?
SRCHN.PROPERTY maps the property's registration history, identifies which Sub-Registrar office holds the pre-digitisation index, applies for the manual search for the required period, and reads the result alongside the online EC so the chain of transactions is continuous.
The online EC on Kaveri 2.0 covers the digitised period (broadly from 2004 onward). Transactions before that live only in the physical index registers at the Sub-Registrar's office. A serious title search for an older property therefore needs a manual historical EC covering the pre-digitisation years.
Why and when you need it
- Why
- A property mortgaged or sold in the 1980s or 1990s will not appear in the online EC. Buyers and lenders relying on the online period alone can miss a live encumbrance.
- Who needs it
- Buyers and lenders doing due diligence on older properties, and owners reconstructing their title history.
- When
- For any property whose history predates the online EC period.
Required documents
- Property schedule as per the deed (survey number, boundaries)
- Period to be searched
- Applicant ID proof
- Copy of the latest deed for reference
Identity and supporting documents
- PAN card of each applicant or party
- Aadhaar card or another government photo identity and address proof
- Passport-size photographs
- For companies and associations: incorporation documents, board resolution and authorisation letter
Step-by-step procedure
